One of the most frequently asked questions: which is more profitable, buying a finished home or building your own home in Cyprus?

Ready-made housing definitely saves time and nerves. If you decide to build a dream home or you already have your own piece of land, then this information will come in handy. Let's say you have chosen and purchased a site you like (you can read about how to do this in one of the previous articles). What's next?

1.   First and foremost, find a good developer. Unlike Russia and some other countries, in Cyprus you cannot build a house for yourself, hire a friendly team or entrust this matter to a knowledgeable relative. Works can only be performed by a developer with a Cypriot license! 2.   Development of the project of the future home. It is carried out after research, assessment of the characteristics of the site, preparation and approval of the project. It is necessary to decide in advance on the number of rooms, bedrooms, bathrooms, the style of exterior and interior design. It is worth remembering that every aspect affects the value of a home. Be sure to coordinate your task with an experienced and licensed architect!

3.   On the basis of the project, a cost estimation is drawn up, which takes into account all the necessary materials and the work of the builders. The cost per square meter depends on many parameters: site location, availability of groundwater, design, number of floors, materials used for construction.

4.   Documentation and collection of permits are prepared, which are required from various authorities.

5.   Excavation and preparation of the soil for the foundation.

10.Installation of furniture, cabinets, kitchens, household appliances, refrigerator, washing machine, dryer, stove and hood.

11.Construction of the pool. Landscaping of the site.

12.Submission of documents for obtaining the title.

 

Until the receipt of the Title Deed for real estate, the owner has no right to radically change and rebuild his house. Because immediately before obtaining the Title, the state authorities will organize a check for the compliance of the house with the declared plans, if something is changed in an unacceptable framework, they may delay the issuance of the Title until everything is in place again.
