This is a contemporary residential project which focuses on
maximising the relationship between light-filled spacious interiors and the
predominantly sun-drenched outside. It embodies elements of modern
architecture, but is not constrained by a precise definition - in that way it
is unique in style and composition.
The project comprises two villas set in their own grounds,
together with a low-rise apartment block with landscaped gardens and communal
leisure facilities.
Conceived as a high-value, high-life development, the
specifications dictated the extensive use of premium materials throughout. At
every level - price, performance, functionality, environmental - no effort was
spared to capitalise on the opportunity to create a project that would completely
satisfy owner expectations.
Located on the coastal reaches of Agios Tychonas, at the
eastern end of Limassol's prime residential area, the site lent itself
perfectly to a dual-height development due to it's slightly elevated position
overlooking the sea, which is around 50m away.
Research revealed that there was significant demand for
villas and apartments in the immediate vicinity. The layout matches the buyer
profile, and appearance and finish is in sympathy with adjoining properties.
Both the villas and the apartments are designed to take full advantage of the
tremendous views across Limassol Bay. This is achieved by extensive use of
full-height glass at every opportunity; that and strategically-positioned deep
balconies with cantilevered overhangs.
Spacious living areas and master bedrooms dominate the
layouts, and these blend seamlessly with the balconies so as to effectively
enlarge the useable space and bring the outside in. Comfortable supplementary
bedrooms and bathrooms are set towards the rear.
A prominent feature of the project is the use of new
materials for the interiors and the exteriors. And the composite use of now
traditional finishing materials - energy-efficient glass, thermal aluminium
window frames, HPL panels with decorative finishes, wooden fire-rated doors,
and sound-insulating concrete - has been carefully merged with the latest
building technologies.
Surrounding garden space plays an important part in the
overall design. Here we have integrated leisure and recreation features - a
swimming pool and sun terrace for the apartment dwellers, and private overflow
pools and outdoor bar for the villas. Roof gardens also enhance the overall day
and night living experience.
Internally, there is extensive use of Ceasarstone (a
synthetic white marble) along with natural white marble and grey ceramic floor
tiles. An overall sense of minimalism is conveyed throughout - notably in the
kitchen area, with its white laminated cabinets, and by the use of recessed LED
lighting in suspended plasterboard ceilings, and discreet in-room outlets for
the integrated HVAC system.
In keeping with the highest environmental standards,
lighting is LED throughout, and heating/cooling systems are energy efficient
for the lowest possible running costs.
